Would like to be able to have the featured properties either fade in or slide. This way all featured properties would be viewed on front page.

Hi jstvson,

I'm not sure of your level of comfort playing with code. But what you want to achieve is actually not that difficult. Unless i don't understand correctly your request.

The best is to use the "override" approach of Joomla!
In templates/your-template/html folder create a folder called "mod_ip_featuredproperties".
Copy the following file modules/mod_ip_featuredproperties/tmpl/default.php and paste it in templates/your-template/html/mod_ip_featuredproperties/
If you are using already the featured properties module, you should change its name to what ever. Example of what you should end up with: templates/your-template/html/mod_ip_featuredproperties/myfeaturedprop.php
So when you will add a featured property module in the joomla back-end, don't forget to go in the "advanced" tab and select your override file from the drop down list. In this case, select "myfeaturedprop.php".
That tells joomla to use your override for that specific module.

Now, you can take any script out there that does the animation you want. To keep things easy, make sure it's compatible with jquery such as bxslider.
Now you can simply edit myfeaturedprop.php to apply the same layout than the script you downloaded.
Just keep in mind that what ever is before

and after the last closing div tag on line 75 will be constant. Meaning code there will not change on every slide.
But what ever is inside:

    $colcount = 0;
    foreach($items as $item)
    {
gets repeated for each property, therefore for each slide.
