The answer is no, there is no reason you should have difficulties using IProperty for a UK-based site. We have several customers in the UK right now using the product.
The basic issues are currency and measurement-- currency can be set with a simple setting in the admin section, and measurement can be edited with a single line in the language file. Google Maps work fine anywhere Google has data, which is nearly everywhere!
Amenities can be added and modified any way you like, and categories/subcategories can be customized how you like.
As for your site owner using the admin, we believe we've made it very easy for site owners. If you haven't yet you can go to
iproperty.thethinkery.net/administrator
and login with username demo_manager and password demo_password. You can add properties, edit listings, add agents, etc. to see what you think. Don't worry about what you post or change, we refresh the data every hour. This will be virtually exactly as your client will experience the product.

I have just been asked to design a property management site for a client. I have never done one before and quickly hit the Joomla extensions page to see if there were any modules available. After loooking at all the extensions IP really made me look twice.
After using the demo I must say, on face value, it looks to be quite fantatstic and exactly what I need. I am very tempted to purchase but before I do I must confirm two, very important things...
1.I am designing the site for a UK based company. Is there absolutely any reason you can think of that would be a problem when using IP for a non US real estate agency?
I mean such things as currency, amenities, maps etc....is all this modifiable/usable for a UK rental/sales site?
2. My client wants to update her property portfolio herself once the site is built. How easy/achievable is this?
If both yes, then without reservation, you can count on a sale!
