Highly customized IP site launched

Very dark. Needs better contrasting in colors.
Very busy.

But regardless of what I think of the aesthetics, this is an impressive amount of customization.

You are right, since you can't argue on color and taste as one said; it's merely impossible to please/suit everybody.

I chose to go dark to give a different feel. This time I wanted to get away from the typical site we see every where on the internet these days with a huge "hero image", lots of white etc. And the typical real estate site out there.

In terms of "busy", the choice was directed by SEO, the client and offering visitors options as well as traffic. Most of the traffic for that site (and so is becoming most the web traffic) comes from tablets. So we actually thought of the design as a "web app" rather than a website.

Thanks for the complement on the customization. Indeed, a lot of work when into it. We also wanted to be sure that it does look like a typical IP site.

We are now working on phase 2 and 3: optimizing for speed with lazy loading, css critical path and loading js asynchronously. Phase 3 is a Android/IOS mobile app that fetch data directly from IP.

Is your current 3 column layout done in IProperty? It looks great. How did you do it? All in CSS?

Hey Jordan, not to try to answer for the folks who are doing great custom work, but note that there's a grid layout built into IP, so you can display the all properties / category / etc. views using a grid rather than rows if you like that better. You'll see it as a menu item option.

For the IProperty Overview Grid, if there a way to make listing with a solid background, and remove some of the intro details like description, County, Region, Land type etc.?

Obviously keep those details for the detailed listing.
